Pressure Washing

Driveways, pavers, pool decks, fences, siding, and roofs — restored, not blasted.

Florida grime is its own animal. Salt residue from the Gulf, mildew that grows back within a single rainy season, red algae on north-facing walls, and rust stains from sprinkler iron — none of it comes off with a garden hose. SaniCan LLC runs commercial-grade hot- and cold-water pressure washing equipment plus a soft-wash setup for siding and roofs that can't take 3,000+ PSI. We pre-treat with the right surfactant for the surface, dwell, then wash. The result is a deep, even clean that lasts months longer than a generic 'blast it with water' approach.

Why it matters

Why pressure washing matters in Pinellas

On the coast, pressure washing isn't cosmetic — it's preventive maintenance. Salt and mildew sitting on stucco shorten paint life by years. Algae on a roof eats shingle granules. Slick green pavers around a pool become a real fall risk. A scheduled wash 1–2 times a year extends the life of every coated surface on your property and keeps your insurance carrier happy. Many coastal HOAs now require annual washes as part of their CC&Rs, and short-term rental owners need before-arrival cleans that look hotel-grade in listing photos. We work with all three — homeowners, HOAs, and rental managers — on standing schedules that keep properties consistently sharp.

How we deliver

01
Walk the property

We identify surface types, stain classes (mildew, algae, rust, oil), and any landscaping that needs protection.

02
Pre-treat

Surface-appropriate surfactant or sodium-hypochlorite blend, allowed to dwell for the right amount of time.

03
Wash + rinse

Pressure or soft-wash equipment matched to the substrate. Plants get pre-rinsed and tarped where needed.

04
Final inspection

We walk it with you and re-treat any spot that didn't fully release the first time.

Honest pricing

No surprises, ever

Driveway washes typically run $150–$275 depending on size and staining. Pool deck and patio combos $225–$400. Full house soft-wash $325–$525. Roof soft-wash $400–$750 depending on pitch and square footage. Annual maintenance contracts (twice-yearly wash + spot treatments) are discounted roughly 15% off single-visit rates. We carry $2M general liability, are fully insured for working at height, and use water-recovery on commercial jobs that require it. Quotes are free and provided in writing before any equipment comes off the truck.

Pressure Washing FAQs

No — we soft-wash anything that can't take high pressure. Our siding and screen work uses a low-PSI applicator with a chemical pre-treatment that does the actual cleaning.
