Flooring fails when the subfloor is ignored. SaniCan LLC's flooring crew lifts, inspects, and corrects subfloor issues — moisture, level, fasteners, rot — before a single plank or tile is laid. We install luxury vinyl plank (LVP), porcelain and ceramic tile, engineered hardwood, solid hardwood, and high-quality laminate. Most installs are completed in 2–5 days for a single floor, with full furniture move and old-floor disposal included.

Pinellas humidity is hard on flooring. Engineered hardwood that wasn't acclimated cups within months. LVP installed over an out-of-flat subfloor delaminates at the seams. Tile laid without isolation membrane cracks where the substrate moves. We solve all of that on the front end. For flood-zone homes, we steer clients toward floors that survive a water event — properly installed LVP can often dry in place after a minor flood, where engineered wood and laminate cannot. We pull a sample, check moisture levels, and confirm flatness before locking the install plan.

Demo + prep

Old flooring removed and disposed of. Subfloor leveled, sealed, or repaired as needed.

Install

Manufacturer-spec install — proper expansion gaps, correct underlayment, and grout/mortar matched to the tile.

Finish

Trim, transitions, and quarter-round installed and caulked. Furniture moved back the same day.

Honest pricing

No surprises, ever

LVP installs typically run $4.50–$8.50 per sq ft installed, including underlayment and trim. Porcelain tile installs $8–$14 per sq ft installed depending on tile size and pattern. Engineered hardwood $9–$16 per sq ft installed. Subfloor work is quoted separately if the inspection reveals issues. Old-floor demo and disposal is included on every install. We provide written quotes, manufacturer warranties on the materials, and a one-year workmanship warranty on the install.
