LVP, tile, hardwood, and laminate — with subfloor inspection on every quote.
SaniCan LLC delivers reliable, licensed, locally-owned flooring service throughout St. Petersburg, FL. The same crew, the same phone number, and the same fixed-price quote — every time you call.
What we do
Flooring fails when the subfloor is ignored. SaniCan LLC's flooring crew lifts, inspects, and corrects subfloor issues — moisture, level, fasteners, rot — before a single plank or tile is laid. We install luxury vinyl plank (LVP), porcelain and ceramic tile, engineered hardwood, solid hardwood, and high-quality laminate. Most installs are completed in 2–5 days for a single floor, with full furniture move and old-floor disposal included.
St. Pete is a city of distinct neighborhoods, and the right crew knows the difference between a Kenwood bungalow project and a Snell Isle waterfront. We run daily routes from Old Northeast to Disston Heights and have crew members specialized in historic preservation and high-end finish work.

What's included
Pinellas humidity is hard on flooring. Engineered hardwood that wasn't acclimated cups within months. LVP installed over an out-of-flat subfloor delaminates at the seams. Tile laid without isolation membrane cracks where the substrate moves. We solve all of that on the front end. For flood-zone homes, we steer clients toward floors that survive a water event — properly installed LVP can often dry in place after a minor flood, where engineered wood and laminate cannot. That single decision can save tens of thousands of dollars in claim deductibles over a 10-year ownership window.
St. Pete's flood-zone rules in Shore Acres and Riviera Bay, the historic-district paint and material restrictions in Old Northeast, and the permit nuances along the bayfront all factor into how we plan and quote your project. We handle the paperwork side in-house.
We pull a sample, check moisture levels, and confirm flatness before locking the install plan.
Old flooring removed and disposed of. Subfloor leveled, sealed, or repaired as needed.
Manufacturer-spec install — proper expansion gaps, correct underlayment, and grout/mortar matched to the tile.
Trim, transitions, and quarter-round installed and caulked. Furniture moved back the same day.
Honest pricing
LVP installs typically run $4.50–$8.50 per sq ft installed, including underlayment and trim. Porcelain tile installs $8–$14 per sq ft installed depending on tile size and pattern. Engineered hardwood $9–$16 per sq ft installed. Subfloor work is quoted separately if the inspection reveals issues. Old-floor demo and disposal is included on every install. We provide written quotes, manufacturer warranties on the materials, and a one-year workmanship warranty on the install.
St. Pete clients refer us to neighbors because we treat their 1920s craftsman with the same care we treat a modern Snell Isle build — different skill sets, same standard of finish.

Sometimes. LVP can sometimes float over tile if the tile is flat, well-bonded, and not too tall at thresholds. We assess on-site.
